River Creek HOA and Club Costs: What Buyers Pay in 2026

River Creek on the Potomac sits where Goose Creek meets the Potomac River, just east of downtown Leesburg. Its 1,132 homes share more than 600 acres, nearly half of it community-owned open land, along with an Ault-Clark championship 18-hole golf course, tennis courts, pools, trails and a park.

For anyone weighing a home here, the cost of ownership comes in three layers: the owners' association fee, a recreation membership, and optional golf at River Creek Club. Here is how each one works and what recent figures show.

The owners' association fee

The River Creek Owners' Association maintains the community's common areas and open land, down to the pond fountains and lights. Recent listings in the community commonly show a master assessment of about $249 a month.

River Creek is made up of about 20 distinct neighborhoods, and some homes may carry an additional neighborhood-level fee on top of the master assessment. The resale disclosure packet for a specific home lists every fee that applies to that address, so it is the document to read before writing an offer.

Recreation and social membership

Listing records commonly show a recreation or social membership of roughly $90 to $150 a month, with $119 appearing often. What is included, and whether the membership applies to a particular home, is worth confirming address by address.

Golf at River Creek Club

Golf membership is optional and billed separately by River Creek Club, which offers several membership categories. Published estimates place full golf initiation between about $10,000 and $25,000, with annual dues in the range of $10,000 to $15,000. The club sets and updates its own rates, so its membership office is the source of record.

Putting the numbers together

  • Owners' association: about $249 a month, plus any neighborhood fee

  • Recreation membership: roughly $90 to $150 a month, where it applies

  • Golf: initiation and annual dues set by River Creek Club, optional

Questions to ask before you write an offer

  • What is the current master assessment, and is there a neighborhood fee for this address?

  • Is a recreation membership attached to this home?

  • Are any special assessments planned or pending?

  • What is River Creek Club's current initiation and dues schedule for the membership you want?

Your search, well-connected.
