Leesburg vs Ashburn: Home Prices and Property Taxes in 2026

Leesburg and Ashburn sit only a few miles apart along Route 7, and buyers often weigh them side by side. Both are in Loudoun County, but they differ in one important way: Leesburg is an incorporated town with its own government and tax rate, while Ashburn is an unincorporated area governed by the county. That difference shows up in the annual cost of owning a home.
Home prices
In September 2026, Redfin reported a median sale price of about $699,000 in Leesburg, up 9.2 percent from a year earlier, with homes taking a median of 39 days to sell. In Ashburn, the median was about $640,000, down 3.3 percent year over year, with a median of 33 days on market.
A single month's median moves with the mix of homes that happened to sell, from condos and townhomes to single-family homes, so it is best read as a snapshot. Comparing recent sales of homes like the one you want tells you far more than either town's overall median.
Property taxes
Every home in both places pays Loudoun County's real estate tax, which is $0.805 per $100 of assessed value for tax year 2026. Homes inside Leesburg's town limits also pay the town's real estate tax, which the town council set at 17.69 cents per $100 for fiscal year 2027. Ashburn has no town tax.
On a home assessed at $700,000, that works out to roughly:
Loudoun County tax: about $5,635 a year, in both Leesburg and Ashburn
Leesburg town tax: about $1,238 a year more, for homes inside town limits
Total in Leesburg: about $6,873 a year, compared with about $5,635 in Ashburn
Leesburg's town tax supports town-level services such as its own police department and public works. Homes with a Leesburg mailing address are not always inside town limits, so it is worth confirming a home's tax district before you compare.
Association fees
Much of Ashburn is organized into large planned communities with owners' associations, and many Leesburg neighborhoods have associations as well. Fees vary widely from community to community, so they belong in any side-by-side comparison of two specific homes.
