I severed my ACL & tore my meniscus at an F45 (cross training) class on April 5, doing something I LOVE, working out. Got into an orthopedic surgical office two days later for a consult & prescription for 12 PT appointments with @orthovirginia at the Franklin Farm location (Herndon) and an MRI appointment the next week in Tysons. Posted to Facebook & got some additional medical recommendations which ultimately lead me to @nationalsportsmed and to select Dr. David Johnson as my surgeon. We chose to do outpatient surgery on May 22, so I could be fully mobile for my daughterās college graduation. During the time period between the injury & my surgery, I was able to work my ass off and sell two listings, plus get two more $1.5m+ homes for buyers under contract. I continued my workout routine (F45, swimming, stationary biking, walking the dog), but stopped running, jumping & playing golf. I spent time with friends, and I read some good books, and also prayed. The road to recovery is not going to be hard. Itās going to be WORTH IT. Thanks to my friends, family, clients, colleagues, prayer warriors, and medical staff for your support. Wellness is not just physical, itās mental, and spiritual too. We all need each other.

Getting a āperfectā video is not easy! I wrote a script and collaborated with my digital media guru to showcase a few of my favorite small business owners who help my clients with their real estate transactions. I have a new appreciation for professional actors. It is REALLY HARD to memorize three lines of script, let alone speak without saying āumā or ālikeā or āyou knowā. This is awards season in real estate. Iām not a huge fan of awards, as I think the REWARD of hard work is the satisfaction of doing a good job and making people happyā¦ Nevertheless, customers like to know when they are working with you that you are GOOD. When I first joined my current brokerage, one of the big reasons I joined was Lisa. Her reputation as a great agent is beyond dispute. She has an amazing work ethic and is adept at showcasing her clients properties. And, she is the Queen of Proper Protocol. Now, I am responsible as the compliance broker in our office to review contracts (in addition to selling real estate). Lisa continues to impress me with her attention to detail, professionalism, work ethic and common sense. We both qualified for the āPlatinumā award through the Northern Virginia Association of Realtors for our individual production in 2024. Neither one of us really wanted to hang out very long at the awards ceremony, so after an hour & a half, we decided to get dinner together at a pretty good French restaurant in Great Falls (IYKYK). It was probably the best French onion soup I ever had! And - a terrific evening with one of the best agents I know!

Hawaii is EPIC! Visited Oahu 22 years ago and didnāt spend enough time exploring. This year, we ventured to Oahu & Maui as a family of 4. Went sky diving off the North Shore of Oahu. Took a snorkeling trip off Maui by the Molokai crater. Ventured on a few difficult hikes with water falls. Ate poi at a luau. Got sunburned. Read a few books. Love these islands! Feel very fortunate to be able to visit here at this time of year with family. ā¤ļø
What an amazing day with friends, family, colleagues, runners, and wine lovers! Ran in a jingle bell 5k this morning with Mr. @peterleonardmorgan.realtor and shattered the previous record held by our brokerage (there was none - we set the baseline!!!) - since no one TOLD me dogs couldnāt race, I brought Charlie with us and he finished in first place for Golden Doodles š¾š¾. Next up: OPEN HOUSE in Big Spring (thatās just outside of the incorporated town of Leesburg). Since itās a large property (23 acres!) I like to make sure I have a partner for safety. I got not just one but two mortgage lenders out, @pjwarrior and Colin Wauchope, who shared some amazing renovation ideas that highlight guns & bourbon. Finally, got a table for 8 at @bluemontvineyard to see the lighting of the vines and experience a 4 course dinner with @dave_goodrum_music , @cateygoodrum , @willoughh & @wcgoodrum . Definitely RECOMMEND this experience!!! Will make it a Christmas tradition moving forward! š

Met a fellow WAHOO today in Waterford, VA! @milonethepreservationist and I wound up volunteering as docents (tour guides) at the Waterford Fair! We were stationed at the Ephraim Schooley House, built in two different times (southern house built before 1827; northern half added around 1851). We met the current owner, Bill (heās in the picture with me & his chihuahua Roxy), who bought the home in 2020, after deciding Waterford seemed a lot cooler than Arlington, VA.

I learned today that at the time of the Civil War, Loudoun County voted 2 to 1 for secession from the Union, but Waterford voted to support the Union. This house is a true example of ābrother against brotherā during the civil war, as the couple who owned it (Ash & Aurena Brown) did NOT agree on their politics (sound familiar???) Two of their sons joined the Confederate Army, while one joined the Union. A local miller, Samuel Means, organized the Loudoun Rangers, the only organized VA unit to fight for the Union. They fought one battle in Waterford in 1862 and lost, which resulted in a decline in Ranger recruitment; the Loudoun Rangers never had more than 120 men in their ranks.
Since the Civil War, there have been many more updates to this home, with the most recent renovation in 2020, the year the current owners gutted & remodeled the kitchen.

Sharing I phone pics I took this afternoon of a home my brokerage has listed in Hillsboro. The home is NOT new, but my colleagues (Eryn Appell, Colleen Gustavson Brownell & Lucy Roberts Campbell) prepped it with the seller to make it look as contemporary and TIMELESS as possible.
I *love* their choice of paint color throughout the home (Alabaster White, Sherwin Williams), as the owner had a lot of different colors and wallpaper in the home previously that would not have translated well to professional pictures.
The property is also *professionally staged* - some furniture and artwork belong to the sellers (example - the SAFE in the library used as an end table belongs to the seller) and much of it belongs to the listing teamās stager and was selected SPECIFICALLY for this home.
I *learned* something NEW from them today - if you notice, the books in the library (which belong to the current owner) are all turned around, so you canāt figure out what they are. Think this is a BRILLIANT idea - it adds texture to the room but leaves the mind wandering - instead of a potential buyer wondering āwhat IS the owner reading????ā and then getting lost down a rabbit š hole, they are instead IMAGINING how THEY would feel in the space with THEIR favorite books - which gets them excited about writing an offer.
The point of working with a great listing broker is tell a compelling story (with pictures) to as MANY potential buyers online as possible - and that is accomplished if the buyer can SEE THEMSELVES living there once they take a step through the front door š

Attended the Sothebyās International Realty global networking conference this week in Nashville, TN. Met lots of interesting agents from all corners of the world, and just inside of the beltway, too! Showing off the floors in my home, which have been updated over the past year or so. @dave.goodrum & I have lived in our current neighborhood for 10 years now, and during our tenure, weāve made updates as our tastes have changed, kids have grown, and dogs have left their mark on drywall and carpeting. Most recently, we changed out the carpeting in our bedrooms and my office. Although I prefer hardwoods, this carpeting (and amazing padding below) is starting to grow on me. Of course, itās just a matter of time before a dog š¾š¾š¾ has an accident, but such is life!!! Had wanted to visit the Rocky Mountains to compare how they look to ski season. Was invited by friends to stay for a week in a really amazing mountain cabin in Deer Valley, Utah, which is next to Park City. Scenery was GORGEOUS - especially the Aspen Trees. Humidity in the area is much lower than in Virginia during July. Saw tons of hikers and mountain bikers and got to hang out with old & new friends, plus venture out to a few cool restaurants in Park City.

Scooped Ice Cream š¦ w/Dave at our neighborhood pool and hung out until the thunder made the lifeguards get the swimmers out of the water. š¦ (Maybe it was just an airplane though because I donāt recall any rain coming downā¦ ). Hung out at our neighborhood fireworks š„ display that evening, which was SPECTACULAR!
Got periodic texts from kids on travel (son in Iceland š®šø & daughter in San Diego) - which made me SUPER happy!!! ā¤ļøāļø
Officiated at a local swim meet (Exeter Eagles š¦ )š¦
Held a couple OPEN HOUSESā¦
Got a listing UNDER CONTRACT & then met with my favorite photographer to get pro pics & video for a new listing. I brought my dog to the shoot and am hoping his contribution helps with the sale!!! š¾š¾š¾

Too bad thereās no parade this weekendā¦ weāre living it up in Chicago like Ferris & Cameron! Stopped for two nights en route to Denver where @cateygoodrum is doing a summer internship. So far, weāve taken a boat tour, eaten deep dish pizza, taken a ghosts & crime walking tour, watched the White Sox play the Orioles, and toured a portion of the Art Institute of Chicago. I need more coffee to power through!!!
UVA Graduation 2024: presenting the newest college graduate in our family! @wcgoodrum - you made it!!! It wasnāt easy, wasnāt always fun, but it was memorable!!! Great weekend in Charlottesville with @cateygoodrum & @dave.goodrum supporting the newest college graduate. Had fun trying to pack out two college kids from their apartmentsā¦ you can see Daveās jeans were āattackedā by something before we left. Which meansā¦ he will be picking up (yet another!) pair from Costco this week! š¤£š¤£š¤£

This week I helped one of my OLDEST clients celebrate his 86th birthday š at @tuskies - where we frequently meet up for lunch. This time we shared some champagne. š„
I also helped one of my newest clients sell his motherās house. Thanks to @karenekofo and @ekkotitle for doing such a fabulous job handling our side of the settlement, which was a little complicated bc my client was using his power of attorney to help out his mom. This was my first sale ever in @thebelmontcountryclub but hopefully š¤ not my last!!!
Finally, I want to recognize @dave_goodrum_music who is my partner in crime and really helps out all of my clients, no matter what the task. He installs light fixtures, fixes broken window screens and even hauls out large filing cabinets from home offices.

Ventured to DC this week to see a WIZARDS game with @jeremy_kendall99 who is a mortgage lender with Atlantic Coast Mortgage. He also happens to be a CPA (like me!) who graduated with a masters in accounting & made the decision to go into sales after grinding hard doing tax returns for a few years (a great background for lending)! We had a beer at @clydes_restaurant before the game and then bumped into one of the players (Anthony Gill, a fellow WAHOO) as we got ready to sit down by the court. Ran into a very accomplished @sothebysrealty agent @danielmheider at the game, too, who really loves to showcase beautiful DC homes on a regular basis. Continuing Education Class today - Topic: ETHICS. The National Association of Realtors has a CODE OF ETHICS each of its members must follow to ensure the public is best served. And, as part of keeping oneās real estate license up to date, realtors must attend a three hour course in Ethics every two years. Todayās class was taught by attorneys with @ekkotitle which is an independent title company that operates throughout the DMV. I love working with @karenekofo on my contracts because she does an outstanding job for my clients in a very objective manner.

Kevin came into my familyās life in 2010. We found him online - he was a puppy in Culpepper, VA. We had an Airdale (Maggie May) who was 10 years old at the time. Maggie was becoming a little old and we talked to our vet about bringing a younger dog to the family who could be a companion for her. Kevin, a Welsh Terrier, was full of energy and loved Maggie. He would try to latch on to her tail when they would run outside in the backyard. Maggie seemed to get a pep in her step as a result of this young dog, but she died a few years later and we were gutted.
Kevin was the āonly dogā in our household for about 6 years and during this time, he would chase tennis balls, go swimming in the ocean, and even ride the occasional surfboard when we would go to the OBX. As a terrier, he had a big instinct to chase down smaller creatures and would occasionally kill birds, baby bunnies and attempt to even get groundhogs and beavers who would venture in our yard.
In 2018, we got our golden doodle, Charlie, as a 6 week old puppy. š¶ Although Kevin wasnāt exactly nurturing, he grew to love his playmate and they became fast buddies chasing balls and catching waves. We made it a priority to teach Charlie how to swim and both Kevin & Charlie loved the beach.
About a year and a half ago, Kevin had minor surgery for a tumor. His hair was greying and he really started to slow down. We continued to take him to the beach and he would swim, but he could no longer go for regular walks. We attempted to push him in a stroller, but it didnāt take.
We said goodbye to our little terrier this week. We hope he is chasing after Maggie May and swimming at the beach.
