55+ Active Adult Communities

You made it! You survived decades of work and commuting. Yes, there’s still time to enjoy the best life has to offer while you’re still young enough to enjoy it.  55+ Active Adult Communities are all the rage. And why not? Single family homes and luxury condos overlooking the golf course? Your neighbors are your own age, living the same lifestyle. The guys have a regular foursome for golf. The ladies are learning pickleball after a morning yoga session. Many communities offer fine dining and a variety of on-site restaurants also!

But, which one is right for you?  Below I’ll give a quick overview of 10 different communities, their amenities and some recent pricing trends.  Whether you want to go as small as a two or three bedroom condo, or still want a 5,000 sqft home with 3 car garage... there's something in here for everybody!  At the bottom is a listings map of all current listings in these beautiful 55+ Active Adult Communities!  However, if you're really interested in these communities, give me a call, and I can put together a specialized search based off of your exact requirements!

Lansdowne Woods of Virginia

Lansdowne Woods

If you browse through my Neighborhoods section you’ll see Lansdowne on the Potomac listed.  Lansdowne Woods of Virginia is a private Condominium Community for Active Adults located INSIDE the perimeter of Lansdowne on the Potomac!  Formerly known as “Leisure World” (name changed in 2015),  Lansdowne Woods is a gated high rise community with 1,120 condominiums, sitting on 44 acres by the Potomac River.

They boast a 45,000 square foot Clubhouse with tons of amenities including full size lap pool and spa, fitness center, tennis courts, music & art studios.  And not only do they have a large auditorium where they host professional live entertainment, but they also organize trips to DC and the surrounding area to theaters and museums!   When they say “Active” adults, they mean it!  And being located next to the beautiful Lansdowne Resort and Golf Course, if you are a golf lover, this could be the place for you!

Another great thing about this location is all the shopping and restaurants nearby.   It’s close to Dulles Town Center, Lansdowne Town Center, One Loudoun, and the Clubhouse has its own restaurant and bar as well.   So, if you ever get tired of cooking in your Condo, you have plenty of dining out choices just a short drive away!  Or, you can hop on the Lansdowne Woods bus if you don’t feel like driving!

It’s important to note that that there are no medical services on this campus or any of the communities I'm providing an overview of today.  These are 55+ Active Adult Communities... not “Assisted Living" communities like Ashby Ponds or Ashleigh at Lansdowne.  All the communities on this page or intended for Active Adults that can take care of themselves.  However, the entire area of Lansdowne is the focal point for most of the medical buildings serving all of Loudoun County!  It is highly likely that your physician is located less than a mile away!

Condominium options abound here from one bedroom condos just under 900 sqft in size up to a three bedroom condo just under 2,800 square foot penthouse apartments!    On the high end, this three bedroom luxury penthouse 2,800 square foot unit includes a garage space and two different balconies giving amazing views of the area.  It sold in 2023 for $630,000!

However, as I mentioned, prices and units do vary greatly.  Stepping away from the luxury penthouse, here’s an example of a 1,400 square foot, two bedroom unit that sold in 2023 for $410,000.  Notice the fully glassed in balcony here. I wanted to mention that every unit here includes a glassed-in balcony, which is great for growing plants in addition to the amazing views!

Vistas at Lansdowne Townhomes

​

If condo living isn’t appealing to you, but you love the location and amenities in Lansdowne, then the Vistas at Lansdowne (located right next to Lansdowne Woods) might be what you’re looking for!   Made up of 120 townhomes, this over 55 active adult community still has access to all the amenities of Lansdowne Woods but offers you a little more space.

Townhomes here range from just under 3,000 square feet to  4,500 square feet!   And many of them back to the golf course!   Below is an example of a 4,500 sqft, three bedroom home, with a two car garage, that sold in 2023 for just under $900K!

These are absolutely beautiful townhomes with the added bonus of being a 55+ community and all the amenities from Lansdowne Woods and the great Lansdowne location!

At the other end of the market, here’s an example of a less expensive (but still awesome!!) 1,400 square foot, one car garage, two bedroom townhome that sold in 2023 for $600K.

Potomac Green

Moving a little south from Lansdowne, you come to Potomac Green, in Ashburn.  This is a gorgeous gated 55+ active adult community with 1,363 homes.  The community includes a state of the art clubhouse and fitness center, indoor and outdoor swimming pools, tennis, pickleball, and more!

There are a ton of planned activities and groups, from the Yoga to Chorale to Backgammon & Morning Coffee club!  And outside of the community there is even more!  Potomac Green is uniquely located right next to One Loudoun, giving you access to all kinds of shops and restaurants and probably Loudoun’s best and favorite movie theater, the Alamo Drafthouse!   It’s a walkable one mile if you’re up for it, but it might be easier to drive or catch the hourly connector bus.

It's also located very near the Ashburn Senior Center about a half a mile away!  As a Loudoun Government facility, Seniors can become a member for only $32 a year to get access!

The townhomes here range in size from two bedroom homes, ranging from 1,200 to 2,000 square feet, up to the larger three bedroom homes, ranging from 2,000 to almost 3,000 square feet.  Here’s a great example of a 2,500 square foot, three bedroom end unit with a two car garage that sold in mid 2023 for $738K.

And the Ashburn Sports Pavilion is  just barely over a mile away from the entrance to the Regency and the Four Seasons entrances.   The Sports Pavilion offers group exercise, personal training, aquare aerobics, line dancing, Tai Chi, Pickle Ball and more!

Ashburn Village

Ashburn Village is NOT a 55+ Active Adult Community.   But, there are actual two 55+ communities (The Regency and The Four Seasons) that are a “part” of Ashburn Village, and those 55+ communities have access to the many Ashburn Village amenities, so we have to mention Ashburn Village on this page before we take a closer look at each of the 55+ communities.

Ashburn Village is ENORMOUS with over 5,500 homes!  Ashburn Village has multiple community centers, pools, tennis, basketball and multipurpose courts, 50 miles of hiking and biking trails, baseball and soccer fields, and over 500 acres of open spaces, including 8 lakes and ponds for catch and release fishing and canoeing!

Below is an example of just two the community centers in Ashburn Village.

The Regency at Ashburn (Village)

About a mile from the Ashburn Village Sports Pavilion, you’ll find The Regency at Ashburn and Regency at Ashburn Greenbrier, the first of two 55+ Active Adult communities inside Ashburn Village.   The Regency actually has a mix of about 270 condos, townhomes AND single family homes, creating a wide range of options.

And though The Regency is a part of Ashburn Village, it is also it’s own private gated community and has its own great amenities like an outdoor pool, clubhouse, a small fitness center and walking trails.

Here's an example of a 2 bedroom condo that sold for $528K.

On the other end of the spectrum, this 2,600 square foot detached home sold for an even $1M 

The Four Seasons at Ashburn Village

Next door to the Regency, and also part of Ashburn Village, is the Four Seasons at Ashburn Village.   Just like The Regency, The Four Seasons also has access to the Ashburn Village amenities like the Sports Complex.  Built by K. Hovnanion in 2005, this is a close knit community of only 80 condominiums.

The complex has its own exercise room, multi-purpose activity rooms and lounge, and each unit has assigned parking.  And while complex itself doesn’t have it’s own amenities like a pool, access to the Ashburn Village Sports Complex more than makes up for it!  Plus, these are very low maintenance, which is always nice!

The condos here are all two bedroom / two bathroom condos and feature gourmet kitchens and other upscale appointments.   Here’s an example of a 2,000 sqft condo that sold in for under $500K last year.

Brambleton 55+ Birchwood

Birchwood sits on the sourthern edge of Brambleton as you can see in this map.   Birchwood at Brambleton 55+ community is actually one of the larger 55+ Active Adult communities in the area.

And as you can see in this map, Brambleton is an enormous community itself!  One of the largest in the area!   And it has a ton of amenities, shopping and dining, which Birchwood members can take advantage of.   

 

But, Birchwood actually has its own exclusive set of amenities just for the 55+ residents!

Birchwood at  Brambleton

Sitting on the west side of the Dulles Greenway and positioned closer to “Western Loudoun” is the planned community of Brambleton.  And like Ashburn Village, Brambleton also has it’s own section carved out for the 55+ community.  Brambleton has FOUR swimming pool complexes, two tennis court facilities, soccer fields, access to Beaverdam Reservoir where you can fish and canoe, eight different parks and also has the Brambleton Golf Course!!

The planned community of Brambleton also includes a wide variety of shopping and dining experiences and the Brambleton Town Center is a huge draw year round:

Birchwood has it’s own 20,000 sqft Clubhouse, featuring indoor & outdoor bars, exercise room, game rooms, pickleball and bocce courts, as well as indoor and outdoor pools separate from the rest of Brambleton!

They are also planning a new shopping area here called “Bram Quarter”.  It’s still a work in process, but will be an awesome asset once completed!

As I mentioned, you can find a lot of variety here in home choices.  Here’s an example of a single family home built in 2021, that was relisted in mid 2023 for  $925K.  The 2,900 sqft 3 bedroom home includes a two car garage, gourmet kitchen, vaulted ceilings, beautiful hardwoods and it’s own little man cave!!

And here’s one of the larger townhomes  at 2,700 square feet, with a two car garage that sold for $780K last year.

And if you thought “condo” living meant “small”, check out this ~2,000 square foot 3 bedroom condo that sold in 2023 for $530K!  Includes a garage space!

Broadlands

Like Ashburn Village and Brambleton, the Broadlands community is also NOT a 55+ Active Adult community.   But, it does feature two separate 55+ condominium complexes as part of their community master plan:  The Villages at Broadlands and The Signature at Broadlands

 

These communities are smaller than some of the other 55+ Active Adult communities I've listed here.  But, they do have access to the amenities across the Broadlands community.  And though Broadlands is not as large as Ashburn Village or Brambleton, it still has some great amenities like basketball courts, outdoor pools, tennis courts and over 150 acres of hiking trails!

And while Broadlands does also have a fitness center, it’s actually quite small and unstaffed.  However, Loudoun County is building a brand new state of the art community center that is set to open in 2025 on the northside of Broadlands!  It's going to be huge with two indoor pools, basketball courts, fitness center and even an indoor track!  

The Villages at Broadlands

The Villages at Broadlands features 78, two and three bedroom condo units.  The complex itself has tennis courts onsite and is right across the street from shopping and restaurants.

This 1,700 sqft 3 bedroom unit sold in 2023 for $450K and includes a luxury kitchen and a garage space.

The Signature at Broadlands

Literally, right next door to The Villages at Broadlands, is… The Signature at Broadlands, built recently in 2019.

There are 45 units total here, all 55+.  These 2 & 3 bedroom homes have 12 different floor plans ranging from just over 1,000 sq ft up to almost 1,770 sqft.  It’s a very modern look with easy living.  There are no onsite amenities like pools or a clubhouse, so it relies on the greater Broadlands HOA for those types of amenities.  However, they make up for it with great affordability and low maintenance.

Here’s an example of a three bedroom, 1,700 sqft home sold in summer for just under $500K.

And while both the Villages and the Signature at Broadlands are smaller and with less amenities than some of the other communities I've listed here, they tend to have lower price points and definitely deserve a look!.

Carter’s Mill by Del Webb

While it’s true I live in Loudoun County, and love it here… just outside of Loudoun there are a number of other amazing 55+ Active Adult communities like Heritage Hunt Golf & Country Club &  Carter’s Mill.  I work all over Northern Virginia, not just Loudoun, and I would love to help you no matter where you are thinking of moving to!

Carter's Mill is a new development, focusing on the 55+ Active Adult Community, just west of Haymarket, VA.  If you drive south out of Leesburg on Route 15, you will discover this cute town on the outskirts of busy Northern Virginia suburbia.  I call it the outskirts, but 20 years ago, it was the middle of no where, and today many people would call this last hold out against suburbia.  But, in either case, the town has a ton of character and charm, with it’s shopping, restaurants, wineries and breweries.  It almost feels like Leesburg (where I live).  I love it!  And Carter’s Mill is just a minute or two to the West.

​

It features a 14,000 square foot club house, with a gorgeous outdoor pool and tennis courts.  They also have an indoor pool and fitness center as well.

As of this writing, the community is still being built, but they should end up at just under 500 homes once completed, a mix of detached single family homes, and Townhomes (aka Carriage Houses).  Here’s a great example of a carriage home built in 2021 that the owner decided to sell:  2,200 square feet, with 2 bedrooms and a single car garage for roughly $600K!   Even if you are thinking of buying new construction, give me a call!  You don't pay for representation, and I can save you a lot of money  and headaches!  Check out my blog post on why you should always use a Realtor when buying new construction!

They also have detached single family homes, like this 4,000 sqft, four bedroom, two car garage home for just under $1M.

Heritage Hunt Real Estate

Heritage Hunt Golf & Country Club

Located just east of Haymarket, on the north side of Gainesville, Heritage Hunt has a long and unique history.  The community is built around Marsh Mansion, originally built by John Marsh and his wife in 1967, and was a working farm and thoroughbred horse rehabilitation center.  The Mansion serves as the frame for the Clubhouse today!

​

The largest of the communities on this page, Heritage Hunt has 1,863 homes, including condominiums, and a mix of attached and detached homes.  The Clubhouse is the social center of the community and has a dining facility that is also available for private parties!  Just behind the club house is their two story fitness center with an indoor pool,  brand new cardio room, aerobics, yoga, and locker rooms, with over a dozen weekly fitness programs.  Also behind the clubhouse is their outdoor aquatic facility open Memorial Day through Labor Day weekend!

They also have three lighted tennis courts, four bocce courts and five brand new pickleball courts!  The community has dozens of community organized clubs and groups from golf to knitting to cycling and everything in between!  They even have a weekly Ladies Poker Night!!!

As I mentioned, there is a WIDE variety in homes here.  From 1,400 sqft, two bedroom condos going for under $400K to  5,500 sqft to detached two car garage homes going for a million dollars or more. 

​

But, the majority of the homes here are detached single family homes ranging from smaller two bedroom homes with around 2,000 square feet, up to four bedroom homes with over 4,000 square feet.   Here’s an example of one of the higher end three bedroom homes with a two car garage and gorgeous golf course view for $700K

Wrapping it up!

I know this is a lot of information to digest all at once... but this is just the beginning of your education if you are thinking about moving into a 55+ Active Adult Community.  I didn't even get into the HOA dues and potential membership fees, which can vary greatly.  55+ Active Adult Communities with lots of amenities will likely have higher HOA dues.  For example, the dues at Heritage are around $350/month!
