Ashburn Village

A Little History

Located just east of Belmont Country Club, and Ashburn Farm, Ashburn Village today has over 5,000 homes, but at one time this area was almost all farmland… it was literally called Farmwell, way back in 1802.  In 1841, a large section owned by Thomas Ludwell Lee (Virginia Senator in the mid 1700s) was eventually transformed into “Ashburn Farm” around 1870 by one of his descendants.  Farmwell became a dairy mainstay for the region in the late 1800s and the W&OD trains would bring milk from Farmwell into DC via ice chilled trains.  Eventually, the farm was divided amongst the MANY children of the owners and in the 80s the individual farms started subdividing into places like Ashburn Farm, Ashburn Village and others.

Ashburn Village was one of the very first subdivisions approved by the Loudoun Board of Supervisors back in the 1980s.  Back then the population of Ashburn was about 200 people.  Today, the subdivision of Ashburn Village alone is probably a hundred times that!  And in a subdivision this large comes a lot of community amenities also!

Ashburn Village has 8 playgrounds, three outdoor pools, three separate community centers with 17 tennis & pickleball courts, four basketball courts, multiple baseball and soccer fields, pavilions and  meeting spaces, and 500 acres of open space, as well as 8 separate lakes and ponds for catch & release fishing! 

And at the center of the community you’ll find the Ashburn Village Sports Pavilion, a 32,000 square foot facility with an indoor competition pool, fitness center, basketball courts, tennis/pickleball bubble and more.  They offer personal training and group exercise classes such as aqua Aerobics, Dance, Spincycle, Yoga and Zumba classes!  They also have tennis camps for kids, pickleball clinics and even have a competitive tennis development program for kids, teens and adults!  The facilities are all free to Ashburn Village residents  (camps and clinics do co cost money).

They host events throughout the year like  "Winterfest" & “Ashburn Villagefest”, a weekend of of live music, carnival rides & games, and food and drink vendors for the entire community.  They also host a fireworks display during the Fourth of July, 5k & 10K fun runs, a sprint triathlon for kids, a winter festival & parade,  Halloween contests and events,  pop up pool parties, and tons of other activities throughout the year!  If you’re looking for a sense of community, you’ll find it here!!!

And for grocery shopping and dining, you’ve got it all right in the center of the neighborhood at Ashburn Village Center  with places like Roadhouse Mom & Grill (Nepalese cuisine), Blue Ridge Grill, the Ashburn Pub, Finnegan’s Grill & Irish Pub and Rock n Claws Seafood restaurant an interesting mix of Asian Fusion cuisine and Live Music on the weekends!

And you're also just minutes away from One Loudoun, with dozens of restaurants, the Alamo Drafthouse, Top Golf and more!!

And being a community this large, The Village is served by three elementary schools (Ashburn, Discovery & Dominion Trail), one middle school (Farmwell Middle), and Broad Run High School.  It’s truly a family oriented community here.

The Homes

Ashburn Village is divided into dozens of clusters.  This map gives you a guide as to the cluster name, whether it’s a TownHome cluster (TH) or Single Family Detached Home cluster (SF), and the grid coordinates.

You’ll find townhome clusters throughout the community, many with one, or even two, car garages, and ranging in size from just under 2,000 square feet to just over 3,000 square feet! 

 

And single family homes here range in size from 2,500-4500 square feet, with some of the larger homes pushing the million dollar mark recently.

As an example, this 1800 square foot, 3 bedroom townhome sold on the north side of Pavilion Lake (so named because the Sports Pavilion is next to this lake), for $625K.  It’s got a garage, a great kitchen, and close to everything!

On the southern edge of the community is Ashburn Lake, and this 2,900 square foot home sold recently for $730K.  Townhomes with a two car garage are not common here, so this was a real prized end unit! 

At the high end, here’s a 4,500 square foot, five bedroom home, sitting on just over a ¼ acre, that sold at the end of 2023 for $970K.  It’s got a gorgeous brick front, updated kitchen and granite, and tall ceilings throughout. 

Here’s another example of a 4,300 square foot home, four bedroom home, sitting on just under a ¼ acre that also sold in 2023 for $870K.  I'll be honest, I think I probably could have gotten more for this one!
