Ashburn Farm

A Little History

Located just south of Belmont Country Club, Ashburn Farm today has almost 3,800 homes, but at one time this area was almost all farmland… it was literally called Farmwell, way back in 1802.  In 1841, a large section owned by Thomas Ludwell Lee (Virginia Senator in the mid 1700s) was eventually transformed into “Ashburn Farm” around 1870 by one of his descendants.  There are few historical properties still in Ashburn Farm (thought to be named after Ash trees that burned during the Civil War).  Farmwell became a dairy mainstay for the region in the late 1800s and the W&OD trains would bring milk from Farmwell into DC via ice chilled trains.  Eventually, the farm was divided amongst the MANY children of the owners and became what we know today.

Amenities & Lifestyle

Today, Ashburn Farm is one of the larger communities in Eastern Loudoun, with almost 2,000 single family homes and almost 1,500 townhomes.  With this many homes, the amenities are off the charts!!!  Around the neighborhood you'll find 12 tennis courts, 19 tot lots, 8 basketball courts, a baseball field, 2 soccer fields, 3 separate outdoor large pools, catch & release fishing ponds, and miles of walking paths !

Ashburn Farm also borders the W&OD trail (an amazing amenity that gives you access to over a hundred miles of trails stretching from Purcellville to DC and beyond!), Ashburn Park & Trailside park on the northside,  adding even more athletic facilities including an inline hockey rink! 

 

And, Loudoun is building a brand new indoor recreation facility just south of Ashburn Farm, expected to be complete in 2025.  This will feature a 50 meter indoor pool, a leisure pool, spa, full size indoor gymnasium, multipurpose rooms, a fitness area and running track! 

 

And even with all these amenities, HOA dues are fairly low at around $100/month or less (varies depending on home type and location)!

The community organizes events throughout the year, like their Summer Kick Off, featuring live music, carnival rides, food trucks and fireworks!  They also have their Winter Festival, with a tree lighting ceremony, live music, and (of course) Santa!

There are several shopping centers nearby with grocery stores, doctors’ offices, banking, salons, restaurants and more right within the community.  But you are also very close to town centers like One Loudoun & Belmont Chase to the north just a few miles away, and just around the corner to the south you have amazing restaurants like:

And even though you have just about everything you need nearby, if you do want to get out and about, Belmont Ridge Road  (Rte 659) has undergone a major widening project, which gets you easy access to everything else around Loudoun without having to pay to drive on the Greenway. 

 

You can be on Route 7 to the north in just a few minutes, which gives you easy access to more shopping, the area hospital, and Leesburg & Western Loudoun.  And Ashburn Farm Parkway (Route 625, which becomes Farmwell Road) gives you access to the east and Route 28.

The Homes

Ashburn Farm is subdivided even further into 14 distinct sections with great homes all across the neighborhood, though each section does have it’s own distinct features.

On the northeast side of Ashburn Farm you’ll find a section called “Wild Meadow”, which features large homes, mostly on lots up to an acre in size even!  These homes are some of the most expensive homes in Ashburn Farm.  Here’s an example of a 5,700 sqft home on 0.8 acres that sold in 2023 for $1.26M.

On the north, here’s an example of a 3,400 square foot home that sold in 2024 for $978K, sitting on a little under a ¼ acre.  It still plenty big for most families and has great access to the W&OD Trail and Trailside Park!

And to the west, here’s a 4,400 square foot home that also sold in 2024 for $950K! 

And on the southside, this 5,200 square foot home on a 1/3 of an acre sold for $1.3M in 2024! 

And you can also find some pretty amazing Townhomes here also!  Here are two example of  2,100 square foot townhome that sold in 2024 on opposite sides of Ashburn Farm.  The first for just over $700K & the second for $630K!
